2024年1月为春节前的传统淡季,房企推盘积极性下降,市场成交量继续走低。1月,深圳商品住宅新增供应面积12.71万平方米,同比下跌38.41%;成交面积18.79万平方米,同比上涨22.89%。进入2024年以来,很多开发商结束了冲刺年度业绩的节点,没那么紧迫了,深圳新房的折扣相比去年底有所减少,普遍在9折以上,促销力度减少,短期内对销售量也会有所影响。目前,深圳新房市场处于调整态势,市场供求关系发生较大变化,新房普遍抢手的局面也出现反转。
